requires perseverance and the ability to
learn from your mistakes (because you will
make mistakes). Most successful real estate
investors will be happy to tell you about
their successes but fewer are open about
their failures. Before you invest, listen
to stories about mistakes made in real estate
investing.
Some common mistakes made in real estate
investing are:
- Overpaying for the property. It doesn't
matter how much you can sell the property
for if you can't buy right, the profit
equation is not going to work. Be patient
and wait for the right deal at the right
price. However, once you find the right
deal at the right price, move quickly
to beat the competition.
- Moving too slow. Once you have found
the right deal, move quickly to purchase,
rehab (if necessary), and refinance or
sell the property. Waiting too long to
act can make you lose deals, cost you
additional interest payments or additional
rehab expenditures.
- Pricing it wrong. When selling your
property, getting the pricing correct
is paramount. If you price you property
too high, it won't get much attention
and will become stale. If you price it
too low, potential profits will be lost.
